“Section 37” is a particular section of the planning act which allows a municipality to pass zoning bylaws authorizing additional height and/or density to a development project. In return, the developer must offer community benefits, which can include affordable or mid-range rental housing, community services and facilities space, not-for-profit child care facilities, public art and others.
